Planning, Land Use and Property Development Consultancy GF Property Solutions is a chartered member of the Royal Town Planning Institute, with our associates we are able to provide planning and design concepts from inception through to completion working either with our own multi-disciplinary team or acting as a sub contractor partner for business. We advise on planning and development projects for private and corporate clients in all urban and rural planning scenarios. We also seek Brownfield and Greenfield development opportunities to purchase on a subject to planning permission basis. Our services are provided throughout the UK. Planning & Design Solutions The UK planning system is a complex and constantly changing environment. We offer advice and expertise with a wide range of knowledge in all areas of planning. The consultancy has experience of working on large and small scale projects associated with retail, leisure, office/employment, commercial, telecommunication, healthcare, education, residential and agricultural land uses / developments. Services include: * Project co-ordination – liaising with architects and relevant consultants which include transport, ecological, arboricultural, and acoustic consultants * Adding value in planning and development projects working as part of an established multi-disciplinary team * The preparation and submission of detailed and outline planning applications * Design and Access statements * Planning appeals - written reps, hearings and expert witness * Planning objections, development implications for neighbouring land uses * Pre application negotiations, advice and strategy for progressing schemes * Site appraisals/supporting statements assessing site potential * Local Plan and national policy analysis and consideration of policy implications * Planning obligation agreements * Certificate of lawfulness / permitted development * Listed building and conservation area advice * Economic development and regeneration issues. Planning Applications and Appeals We understand that the opportunities and constraints affecting individual sites and premises are fundamental to delivering a successful development scheme. We provide a comprehensive site appraisal service, using desk-top analysis and a detailed assessment based on site inspection, policy analysis and discussions with the Local Planning Authority to provide an early assessment of the development potential. The key stages are as follows: * Planning history search at the local planning authority to establish what uses have been proposed, accepted and refused in the past. * Reviewing planning policy contained in the relevant development plans. * Entering into dialogue with planning officers at the Local Planning Authority to ascertain their views of the key issues of the development proposal * Preparation of a critical assessment on the prospects of obtaining planning permission, identifying key issues which will be fundamental to the determination of any application and the identification of technical hurdles to overcome to enable a successful submission. * Once an application is prepared and submitted we adopt the role of monitoring its progress, responding swiftly to queries and any requirements for further information, to secure permission smoothly and efficiently with the Local Planning Authority. * When advising on planning applications we seek to avoid unnecessary planning appeals through negotiating planning permissions successfully. However, where the submission of an appeal becomes necessary we have the experience and knowledge to construct and co-ordinate a specialist team of advisors to prepare evidence and provide expert witness. * We are able to provide a full planning and development appraisal of a property, recommend the most appropriate strategy to realise the site’s potential, examining alternative uses and identify any development constraints that may exist.
