OUR SERVICES We can take over all that is involved in the running of Block Management and make sure that a professional quality service is maintained. Block Management Surrey Ltd services in brief:- Financial Accounts. Insurance. Maintenance. Annual General Meetings if required. Major Works Management if required. Regular checking of the property. Suggestions to any improvements. FINANCIAL Block Management Surrey Ltd can deal with all the financial side by collecting Service Charge and Ground Rent in accordance with the lease and taking further action if necessary to recover any sums overdue. Each of our properties has their own bank account, which is reconciled, and an annual statement is prepared at the end of the financial year. We ensure this is completed in good time, as we know how important this information is. An annual budget can be produced and up to date accounts throughout the year if requested. We will make sure all service providers or suppliers are paid in good time and that the invoices are correct and in order before payments are made. Looking after the collecting and paying out of all monies is dealt with promptly and accurately. INSURANCE We can provide the service of an Insurance Broker and renew the policy each year and handle any claims. If loss adjustors are appointed we will liase with them on your behalf and make sure that the claim is dealt with as quickly as possible. MAINTENANCE Block Management Surrey Ltd has experienced quality tradesmen who we have worked with for many years. We will instruct professional reliable builders, decorators, plumbers, electricians, cleaners, gardeners, window cleaners on your behalf who will do a quality job in the common areas to the building or grounds as and when required. If a lift, fire alarm, or entry phone system company are required we also have many contractors we know in these areas too. Major Works Projects As per the terms of the lease often Major Works are required. We will arrange quotes for the works and provide copies of these. The Major Works monies will be collected in accordance with the lease and works will commence once funds are available. All work will be checked on a regular basis to ensure a smooth quality job is maintained to the property. BREACHES OF LEASE We make sure that all leaseholders are abiding to the covenants in their lease and if not will instruct the relevant legal experts to deal with the matter. HEALTH AND SAFETY We ensure that each of our properties has the required Risk Assessment carried out at the relevant times required and in accordance with current legalisation. GENERAL Block Management Surrey Ltd will ensure that all Leaseholders, Solicitors or Accountant queries are dealt with in a prompt time frame and answered professionally. We will always attend to extra routine checks if required and resolve any issues quickly. We like to let Leaseholders know that they can contact us at anytime regarding any issues and we promise to deal with the matter. Our phones are answered promptly and all emails and letters are responded to the same day.
