Our hands-on approach to management ensures that your project runs on time and that any unforeseen problems or design changes are discussed with you in detail and if necessary price are agreed before any variations to the original specification are carried out. If, as with many of our customers, you’ve already had drawings or a specification and want our professional advice on how to proceed, we will go over your plans with you and provide a figure for the refurbishment / alterations. Assessing your project A meeting to define the scope of your project Provision of an outline budget estimate 2. Obtaining planning approval A meeting with our in-house architectural designers to agree the finer points of your design Creation of detailed drawings Submission of agreed designs for planning approval.* 3. Obtaining Building Regulation approval Creation of drawings that specify materials and construction methods Submission of drawings for council approval 4. Creating a Specification of Works Detailed discussions on your construction, such as specifying lighting, wall finishes, sanitary ware, etc A written cost breakdown, which, once agreed, is binding on us 5. Project scheduling Secured start date, following payment of a 10% deposit Provision of a detailed working schedule and completion date. 6. Implementation Commencement of work on the designated date Provision of skilled, experienced trades people Daily project management Ongoing advice and assistance Every project we undertake is different. That’s why we provide a detailed budget for your project; one that allows you to see exactly where your money is being spent. Fixed price contracts Your budget is based on our detailed discussions and on the Building Regulation specifications passed by the relevant local authorities*. It comprises details of materials, project management, and implementation fees, including added-value services such as interior decoration. Providing you make no changes or additions to the approved specifications, this budget is binding on us. *Footings calculations are based on a maximum depth of one meter as per local authority standard, unless otherwise specified. Payment schedule Initial 10% of the agreed total budget books your start date. We’ll agree a schedule of payments and advise you of the retention figure (Money you hold back until the final payment) – a retention payment will only be collected six months after the completion of the job. At that time, we’ll check back with you and make good any issues may have before asking for the release of the retention payment. Our commitment to fixed pricing, project completion dates, best working practices and payment terms, form part of our clearly defined and legally binding contract with us.
