The amendments made to the Housing Act on 6 April 2007 triggered a further demand for companies capable of delivering a truly independent inventory management service. Under the revised terms of the act, all deposits taken by landlords for Assured Shorthold Tenancies must be protected by a tenancy deposit protection scheme. This means that from the outset of any rental agreement, tenants and landlords are both strongly advised to have in place, a clear, fair and detailed inventory of the contents and condition of the property being rented. This document can be used to validate whether or not a tenant is entitled to a full or partial return of a deposit. Employing the services of a professionally trained independent inventory company to undertake this role avoids the risk of biased or misinformed reporting and will increasingly be regarded within the industry as best practice.
